How do I pay my rent and when? Rent is due on the 1st of every month and late after the 5th. On the morning of the 6th, the Tenant will be charged an additional amount of $50.00 and then an additional $10 per day until rent is paid in full. If rent is not paid in full by the 10th, the eviction process will be initiated. For your convenience, we offer rent payments online. WE DO NOT ACCEPT CASH.
Where do I pay my rent? Click HEREto go to the tenant portal. Please ask the property manager for your login number.
How do I get other repairs on my home completed? Fill out our repair request form available on our website or email us at CBRentalsSC@gmail.com. We will contact you regarding our solution to fix your maintenance request within 24 hours.
What is the process for applying to live at a rental property? 1. Schedule a showing for a property listed by CB Rentals, LLC. Please Email CBRentalsSC@gmail.com or Call 803-530-9272. 2. You will be asked to submit an application and pay a $40 application fee which includes a credit and background check. 3. We will also verify current job and ask for rental history references. A cosigner may be required under certain conditions. 4. When your application is approved, you will be asked to pay the non-refundable rent reservation fee and schedule a move in date. This payment will hold the unit for you until your scheduled move in date. This is a non-refundable fee to hold and take the property off the market and upon move in, will turn into your security deposit.
What will I owe at move in? At the time of securing a property, you will submit a non-refundable deposit. Once you move in, your rent reservation fee will go towards the balance of your security deposit. Upon move in, you will owe first month’s rent.
Can I paint the walls in my apartment a different color? Making any changes to the unit without permission is strictly prohibited in your rental agreement and may be grounds for eviction. Please consult CB Rentals, LLC before making any changes to the property.
Can we bring our own washer, dryer, refrigerator, stove, and dishwasher? This is handled as a case by case situation depending on the property. Generally, a refrigerator, stove, and dishwasher will be present in each unit, but please contact CB Rentals, LLC for more information on each specific unit.
My lease is ending soon. What are the next steps? Prior to your lease ending, we will contact you regarding a possible lease renewal. If you choose to move out at the end of your lease, you are required to give a 60 day notice.
Can we end the lease early and if so how do we terminate properly? If you decide to move out prior to the end of the lease term then you will be required to give us 90 days written notice, pay rent through that 90 day notice period, and leave the property in a clean and “rent ready” condition. An early termination fee will apply.
Do you spray for bugs or is this my responsibility? If you are in a single family home or duplex, pest control is your responsibility.
How much is the security deposit? The security deposit is equal to one month’s rent. The security deposit must be paid in full to move in.
I have a maintenance issue, how do I know if it is an emergency? All maintenance issues are different, we ask that you use your best judgment in assessing whether the situation is an emergency or not. Below is a list of some of the general issues that may constitute an emergency. Personal Injury: Contact 911 immediately. Fire: Contact 911 immediately. The notify CB Rentals, LLC. Flood: If there is flooding in your home, please call CB Rentals, LLC immediately. Heat: If the heat in your home is not working, please call CB Rentals, LLC. Water: If the water in your home is not working at all, please call your local water provider, and then contact CB Rentals, LLC immediately. If the hot water in your home is not working, please contact CB Rentals, LLC only if it cannot wait until the next business day. Plugged Toilet: This is only considered an emergency if the plugged toilet is the only toilet in your home. Please try to use a plunger before contacting CB Rentals, LLC.
I want a pet but my lease doesn't allow it. Do I need to contact you? Yes. If your lease does not allow pets, please do not inquire about dogs or cats. If you have a question about regarding the type of pets that are allowed, please contact CB Rentals, LLC.
I want to install a satellite dish, what should I do? Most properties are prohibited from installing satellite dishes on the building. Please call CB Rentals, LLC for information regarding your property. DO NOT INSTALL A DISH WITHOUT PERMISSION.
What are my responsibilities as a tenant? Paying rent on time is your primary responsibility. We have also given you a list of items that will fall under tenant responsibilities. These responsibilities include but are not limited to keeping the property in a reasonably clean and safe condition.
What do I do about a plumbing problem? The first step should be to turn your water off. Following that, please call CB Rentals, LLC and speak with a Property Manager.
What do I do if the smoke detector in my unit starts beeping? As the tenant, you are responsible for supplying batteries for your smoke detector during your lease. IT IS ILLEGAL TO DISCONNECT YOUR SMOKE DETECTOR.
Am I responsible for replacing air filters? Yes, tenants in South Carolina are responsible for replacing in air filters in their home. It is recommended to replace to air filters every 3 months. If a maintenance issue is a result of not replacing air filters, the tenant will be charged with the cost of the air filter replacement.
What if I am locked out of my apartment? Unfortunately, lockouts are not considered an emergency. We do everything we can to help avoid you locking yourself out. Therefore, the only reason will be if you have lost your key. If you are locked out after hours, you will need to contact a locksmith at your own expense. If you are locked out during office hours our Property Manager will meet you and let you in, there will be a $25 charge. In most cases we will be able to provide you with a new set of keys for a fee.
What if we notice something wrong with the property after moving in? We provide an inspection report to you, on this form please note any discrepancies within two days of move in. Contact us via phone to schedule any necessary repairs to the property.
Who handles the lawn care? The party responsible for lawn care is always designated in each lease we sign. In most cases the tenant is responsible to maintain the premises and provide lawn care unless specified in the lease. In other cases, particularly condos, townhomes, and complexes lawn care and maintenance is provided through the HOA.
Who pays for repairs in my unit? Any part of the residence or property damaged by the tenant or guests of tenant will be taken out of tenant's security deposit. If damage exceeds total security deposit CB Rentals, LLC has the right to take tenant to court for damages. The Property Owner and CB Rentals, LLC are responsible for general wear and tear of the property. Tenant will not be responsible for Acts of God. CB Rentals, LLC does not take responsibility for any personal property in the residence and will not be held responsible for any damage that may or may not occur to your personal property
