Property Owner FAQs
How do you screen your tenants? Applicants must have current photo identification and a valid social security number. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Applicants must receive positive references from all previous landlords for the previous 5 years. Applicant may not have any evictions or unpaid judgments from previous landlords. Credit score check required. A background check will be conducted on all applicants over 18. Applicant must be a non-smoker.
What kind of properties do you manage? CB Rentals, LLC manages single family homes, multi-family units, condos, and AirBnb's.
How can I ensure my property is being taken care of? CB Rentals, LLC performs preventative maintenance inspections. We will inspect and document your property before it is listed, while the tenant is leasing your property, and after the tenant has moved out. We have an extensive checklist to ensure your property is in quality condition and the appliances are in working order.
What type of maintenance issues do you contribute 10% toward repairs? CB Rentals, LLC will pay 10% of the cost to repair common issues that are a direct result of a tenant's maintenance request. Common tenant maintenance requests include lack of hot water, lack of water pressure, leaking from sinks, pest problems, garbage disposal inoperable, drains clogged, and appliances not working.
Are there any lease renewal fees? No, the only fee that the property owner is responsible for is our monthly management fee of 10%.
How do you show the property? All appointments are set up by appointment only. Tenants can set up a showing by calling 864-650-27898/803-530-9272 or emailing CBRentalsSC@gmail.com.
What are my turnover expenses? Your possible turnover expenses could be vacancy between leases. You are not required to pay property management fee for the time that the unit is not rented. While the property is vacant, you will be responsible for any utility bill.
Is there a fee to get my property ready to rent? No, CB Rentals, LLC does not charge a fee to list or renew your rental property. We assist with getting your property photographed, marketed, and on-boarding the new tenants. We do ask that the property to be professional cleaned and rekeyed at the end of each lease, but we will arrange this on your behalf. The only fee that the property owner is responsible for is our monthly management fee of 10%.
What happens if a tenant needs to be evicted? Even with extensive tenant screening, late payments may occur. If the tenant does not pay by the 5th of the month, the eviction process will begin immediately. If an eviction is necessary, we manage the eviction process swiftly, professionally, and in compliance with state and local laws. The goal is always to get the property re-leased as soon as possible.
What is preventative maintenance? Preventative home maintenance is the evaluation of your home to prevent any possible maintenance issues that could be avoided with a simple inspection. This includes making sure faucets aren't leaking, smoke alarms are working, and light bulbs are operable.
